    • Performs tasks as assigned by the site Project Manager
    • Keeps jobsites, tools, and Company vehicles clean
    • Adheres to Company safety plan and OSHA requirements
    • Helps Project Manager receive material deliveries
    • Accomplishes other tasks as assigned by the Project Manager or Vice President of Production

    JOB SPECIFICATIONS


    • Basic knowledge of construction and use of hand and power tools
    • OSHA-10 certification or willingness to receive
    • Ability to lift, carry, and move heavy objects (80 pounds), perform manual work, walk and stand for long periods of time and perform strenuous physical labor under adverse field conditions
    • Ability and willingness to understand, follow and transmit both written and oral instructions
    • Ability to meet attendance schedule with dependability and consistency
    • Requires good manual dexterity (hand, hand with arm, two hands) and multi-limb coordination
    • Noise level may be loud

Land Development and Acquisition


This is a full-time position in the Land Development department.


Locates and acquires land for residential construction. Oversees site investigation and evaluation of current and future projects.

    The primary responsibilities for this position are to locate and acquire land for residential construction. Oversee site investigation and evaluation of current and future projects; manage site plan preparation and approval process.



    ESSENTIAL FUNCTIONS


    • Researches and investigates new land acquisition leads (including completing a cost marketing analysis). Develops target locations with site goals. Negotiates LOIs & contracts for purchase.
    • Will be responsible for reviewing MLS and research for potential acquisitions, including auctions.
    • Develops and administers a master planning, scheduling, and tracking system to account for all land acquisition activities.
    • Maintains information, location, price, closest communities, etc., on each project to ensure Landmark is acquiring an inventory of prospective projects.
    • Keeps ownership informed about land acquisition opportunities and status.
    • Researches community ordinances, maps, topographical data, soil information, community review procedures, political considerations, availability and capacity of utilities and other information.
    • Prepares summary of research findings on each parcel under review as part of a purchase agreement. Provide recommendations about proposed costs, feasibility, time frame for proposed development, special conditions, etc.
    • Reviews and approves billing invoices related to the site investigation and evaluation process.
    • Once fully trained, this individual will be responsible for reviewing zoning ordinances to document and catalog prospective acquisitions.
    • Will provide weekly updates to the Director of Land Development on possible acquisitions and potential development opportunities.
    • Accomplishes other tasks as assigned by the Director of Land Development, Executive Vice President or President.

    JOB SPECIFICATIONS


    • Bachelor’s degree in either Real Estate, Business Administration, Engineering, Finance, or equivalent experience.
    • Real Estate experience preferred.
    • 5+ years’ experience in land development. Engineering experience preferred.
    • Knowledge of land development.
    • Ability for public speaking and mediation.
    • Ability to communicate ideas clearly in both written and oral format.
    • Ability to plan and organize one’s own activities.
    • Proficient in Microsoft Office

    The ideal candidate will play a pivotal role in showcasing our homes, providing exceptional customer service, and guiding clients through the homebuying process. As a New Home Sales Consultant you will utilize a consultative sales conversation model to learn how you can best help our buyers determine which homesite within a specific community will best suit their needs for the home they wish to build as well as understand what features and benefits they want in their dream home. New Home Sales Consultants and responsible for guiding our Buyers from prospect all the way through to final settlement.



    KEY RESPONSIBILITIES


    Customer Engagement:

    • Greet and engage prospective homebuyers, creating a positive and welcoming experience.
    • Effectively communicate the features and benefits of Landmark Homes to potential buyers.

    Product Knowledge:

    • Develop an in-depth understanding of Landmark Homes' product offerings and community amenities.
    • Stay informed about market trends and competitors to provide relevant information to clients.

    Sales Presentations:

    • Conduct model home tours and effectively present the unique selling points of each home.
    • Present community information, homesites and a variety of available floor plans and options.
    • Collaborate with clients to understand their needs and preferences, offering tailored solutions.

    Maintain Open-House Ready Standards:

    • Inspect and correct Community, Homesite & Model Home Signage.
    • Inspect and correct Model Homes for exceptional quality landscaping, entry ways, interiors, outdoor living spaces and appropriate sales and marketing collateral. 

    Contract Negotiation:

    • Assist clients in navigating the new home construction process, explaining contracts, options/pricing and financing options.
    • Negotiate terms and conditions to achieve successful closings.

    Relationship Building:

    • Cultivate strong relationships with clients, real estate agents, and industry professionals.
    • Follow up with leads, ensuring consistent communication throughout the sales process.
    • Conduct regular prospecting and appointment setting activities.
    • Partner with the marketing team to plan traffic generating activities.

    Administrative Tasks:

    • Maintain accurate and up-to-date records of client interactions, sales activity, and follow-ups in CRM.
    • Collaborate with the administrative/office team to facilitate a best in class new home building process.
    • Attend and participate in ongoing training and sales meetings both in-person and virtually.

    Market Analysis:

    • Monitor local real estate market trends and provide insights to the sales and marketing teams.
    • Contribute to the development of marketing strategies based on market feedback.

    QUALIFICATIONS

    • Pennsylvania Real Estate License with previous experience in new home sales or real estate is preferred.
    • CRM software experience
    • Detail-oriented with strong communication and interpersonal skills.
    • Previous sales experience including inbound and outbound sales prospecting techniques.
    • High level of self-motivation and organizational abilities.
    • Ability to take action and solve problems by utilizing available resources with little to no direction.
    • Business Owner, Entrepreneurial mindset.


    This position is in-office Tuesday through Saturday 9:30 AM - 5:30 PM requiring the individual to operate a Model Home Office within a Landmark Homes assigned community. It is understood that this role requires before/after hours availability via email/phone. Due to the nature of the Real Estate industry, it is also understood that the position will be required to work on administrative and sales related tasks outside of regular office hours when necessary to nurture and execute on any and all steps of the prospect to settlement process. This position is anticipated to be located within Dauphin and Cumberland Counties.



Sales Assistant


This is a full-time position in the Sales department.


Provide administrative support to Landmark Homes Community Sales Manager(s); greet visitors, provide information, and give tours of model homes.

    As the face of Landmark Homes’ award-winning new home communities, the Sales Assistant will provide administrative support to Landmark Homes Community Sales Manager(s) to achieve Annual Sales Goals and in execution of Landmark Homes’ Sales and Marketing Community standards. 



    ESSENTIAL FUNCTIONS

    • Partner with Community Sales Managers (3-5 typically) in ensuring Buyers complete Landmark Homes’ 45-Day Schedule. Includes, but is not limited to, scheduling activities, preparing paperwork, processing work orders, coordinating internally and externally to achieve Design and Construction milestones, all other duties as assigned.
    • Staff Model Home Sales Office(s) as scheduled to greet visitors and review community and floor plans with prospective buyers. Give tours of Model Homes and set appointments with the Community Sales Manager(s). 
    • Maintain Model Home “open-house ready” standards. Conduct weekly community site reviews to ensure Landmark Homes community presentation standards are met. Own the corrective process from beginning to end with employee and vendor partners. Major items include appropriate signage (to include community, directional, lot specific, for sale) as well as appropriate Sales and Marketing literature/displays in Model and Quick Move-In Homes.
    • Work with internal partners to support the sales/build cycle on behalf of Community Sales Manager(s). Involves accurate and timely processing, reviewing, and submitting of various forms/requests.
    • Assemble community specific information packets and update Customer Relationship Management system to accurately capture the daily and weekly activity of the Community Sales Manager(s). Update MLS information and conduct quarterly Competitive Market Analysis.
    • Occasionally attend meetings and training sessions at Corporate Headquarters in Ephrata, PA as well provide support to Model Homes and Community Events for all assigned communities.
    • Assist Community Sales Manager(s) in proactive, outbound Sales and Marketing contact with Prospects, Buyers, Partners, etc. Communication via phone, email, mail and social media.
    • All other duties as assigned by Community Sales Manager, Vice President of Sales and/or Marketing & Executive Vice President


    JOB REQUIREMENTS

    • Effective listening, verbal, and written communication skills required. 
    • Customer service experience required; sales experience helpful.
    • Ability to organize one’s own activities to work efficiently, effectively, and accurately.
    • Take proactive steps to fully understand job expectations and execute daily, weekly, monthly, and quarterly tasks without prompting.
    • Knowledge and experience in real estate helpful.
