Steps to Building on Your Land
After you have worked with an engineer to assess site preparation requirements (storm water management, house placement, formal site plan development, septic if necessary), our private land sales manager will be able to use this information to help you plan accordingly. We will guide you through all the steps in the home building process, from development of the initial plans, to design gallery selections, pre-construction meetings, and even recommendations for financial resources. Our staff of experienced in-house designers will work with you to create the custom home you envision. Bring your own plans, choose from one of our home plans, or let us help you create a custom plan all your own! Our Private Land Sales Manager will help you finalize all your structural options.
Personalize
Now that you’ve finalized the structural options for your home design, you’re ready to visit our Design Gallery, where you can meet with a design expert to select from thousands of personalization finishes for your new home, such as flooring, ceiling treatments, trim, paint, and much more.
Finalize
Your home design is almost complete! Now that you have selected your finishing touches, your Private Land Sales Manager will guide you through a plan review meeting to approve your selections with you, and make sure all the details fall in line to proceed to construction! Then, at the Pre-Construction Meeting, you and your Private Land Sales Manager will be able to meet with your Project Manager who will see the home construction process through from start to finish.
Build
Construction Begins! Both your Private Land Sales Manager and Project Manager will keep you apprised of milestone events occurring at your home site such as foundation installation, framing, drywall, and many other steps along the way. Feel free to coordinate visits to your home site with your Private Land Sales Manager. We encourage communication throughout the course of construction.
Move In
The big day is here—time to receive those keys! Attend settlement and MOVE IN!

Every property is different. Site work may include clearing, excavation, grading, driveway work, utilities, septic or well systems and other improvements. We’ll help identify potential requirements early in the process so you can plan accordingly.
An engineering firm will be able to assist in obtaining the required plans and permitting needed prior to building. If you already have a site plan and/or grading plan, please let our private lot sales manager know so that we can provide you with estimated site work allowances.
Yes. At Landmark Homes, our team has thought about the variety of options buyers might wish to consider for their new home. We take new home personalization to the next level by allowing buyers to modify their home plans based on their specific needs. Simply tell us your dream and we’ll design it, price it, and build it for you.
The active construction phase is approximately 180 days, or about 6 to 8 months. The complete process, from initial planning through move-in, can take approximately 10 to 12 months depending on site work, permitting, home design, selections and other factors.
Your Landmark team will provide a projected timeline for your project and keep you informed as your home progresses.
When building a home on your land, a construction loan is required. We realize many factors go into preparing and planning to build your new home, and would like to spare you the time and hassle of researching and comparing hundreds of financing companies to arrange for home financing.
